Taxes and additional expenses when buying property in Thailand?

The property acquisition tax in Thailand is paid only once during the registration of the transaction at the Land Department. The fee is 1.1% of the contract value of the apartment purchased in leasehold – the buyer shares it equally with the developer. Thus, in the end, only 0.55% of the tax will need to be paid. In the case of purchasing property in freehold, the tax amount is 2%.

Is it possible to obtain an installment payment plan?

Yes. The typical installment period ranges from 6 months to 2 years. Generally, the installment period depends on the construction timelines, but in some cases, we also offer payment installments for completed projects.

What is Freehold?

Freehold - This is 100% ownership rights, allowing one to own, use, and dispose of the property. The owner has the right to bequeath the property, gift it, or sell it. Property rights are confirmed by a special document called Chanote. This document is issued in two copies: one is given to the owner, and the other is kept at the Land Department - the government authority.

What is Leasehold?

Leasehold in Thailand - A form of long-term rental that allows foreign citizens to obtain rights to use residential property or land plots in the Kingdom for an extended period. According to current legislation, the maximum term of a leasehold agreement is 30 years. There is an option for a two-time extension for the same period. Some advantages of leasehold: the prices of properties under leasehold conditions are on average 5–10% lower than similar offers with ownership rights; this form of ownership does not require declaration and is subject to lower taxes.
